Lead Return Policy :
We provide valid, real prospects for mortgages and our customers
are pretty satisfied with that, however, there are obviously some
reasons for which the leads are returned for some practical reasons,
but then, they are well defined parameters, based on the experience,
hence this Lead Return Policy, w.e.f. 2-1-2003.
This sheet shows the types of leads that can and cannot be returned.
All requests for Returns for Credit must be submitted no more
than 3 working days of receipt of the invalid lead.
ACCEPTABLE REASONS FOR CREDITS:
1) FALSE INFO - The lead does not meet the requirements
you specified in your criteria due to false information entered
by the prospect regarding their mortgage balances or the value
of their property.
2) WRONG STATE: The property address is not in
the State you checked in your criteria, either because the customer
lives in a state different than the actual property being inquired,
or we accidentally sent you a lead in a State you did not specify.
3) RAW LAND: When you contact the borrower, you
discover that their property is land only.
4) MOBILE HOME: The customer’s home is
actually a mobile home.
5) COMMERCIAL PROPERTY: The customer wanted a
commercial loan, or owned commercial property.
6) DUPLICATE LEAD: The lead shipped to you is
a duplicate (you received it before). Please note that BOTH ID
numbers must be submitted to the system. We suggest you keep record
of all leads provided and their respective ID numbers for at least
60 days.
7) BAD PHONE NUMBERS: The lead shipped to you
contains an invalid or incomplete telephone number.
8) TECHNICAL DATA ERRORS: If we discover any
incorrect entries in your query, thus causing you to receive leads
not matching your query.
9) QUOTED A RATE OR FREE GIVEAWAY: This is completely
against our solicitation policy.
10) BOGUS LEAD - Mickey Mouse, Donald Duck etc.
Also would include any kind of complaint about our marketing tactics.
* ALL OF THE ABOVE WILL BE REVIEWED BY STAFF AND VERIFIED WITH
A PHONE CALL OR EMAIL TO THE PROSPECT BEFORE CREDIT IS APPLIED.
ANY LEAD NOT VERIFIED WILL NOT BE CREDITED. ANY PARTY ATTEMPTING
TO ABUSE THIS POLICY WILL HAVE THEIR ACCOUNT TERMINATED AND WILL
BE REFUNDED THE BALANCE DUE OR NO REFUND IF THE BALANCE OF LEADS
ORDERED HAS BEEN DELIVERED. WE ALSO RESERVE THE RIGHT TO CANCEL
CONTRACTS WITH CUSTOMERS WHO RETURN TOO MANY LEADS WHEN COMPARED
TO THE AVERAGE OF TOTAL RETURNS COMPANY WIDE.
UNACCEPTABLE REASONS FOR CREDIT:
1. Customer decided to go with another lender. We cannot guarantee
that consumers do not shop on their own.
2. Customer admits filling out our form, but changed their
mind about getting a loan or isn’t interested anymore.
3. ANY lead that is returned and is more than 4 days old.
4. Any lead that was delivered based on a criterion set,
but lead buyer later decides this is NOT the criteria they
really want. We are more than willing to change any criteria,
but need a 72 hour notice of any/all changes.
5. Poor credit leads that are queried, but returned because
the client decides the credit is "too" poor. Poor
credits leads may include foreclosures & bankruptcies
which are not grounds for credit.
* NO OTHER REASONS FOR RETURN FOR CREDIT WILL BE ACCEPTED.
